BOUNDARY AND TITLE SURVEYS
Boundary Surveys retrace parcel boundary lines by researching documents such as deeds, plats, maps and by conducting field work that locates and measures monuments on the ground established by prior surveyors. Every property is unique and the fee and time to complete a boundary survey varies greatly. Factors to consider are terrain, legal description, jurisdiction and title issues. ALTA NSPS Land Title Surveys include the above but also requires title work to be completed and the plotting of easements, building setback lines and several other optional items as negotiated.

GEOSPATIAL DATA SOLUTIONS
Technology has been impacting the surveying and mapping professions profoundly in recent years with the implementation of Drones and 3D Laser Scanning. Additionally, GPS has expanded into GNSS to account for multiple constellations of satellites from other countries which provides more positioning coverage. Note many states restrict the certification of accuracy from these sources and any maps or data that purports to show boundaries or easements to licensed land surveyors.

FEMA ELEVATION CERTIFICATES
When buildings are insured/financed by a federal agency, flood insurance is backed by the National Flood Insurance Program (NFIP) or the building is located in a Special Flood Hazard Area (100 year floodplain), as determined by FEMA, an elevation certificate is generally required for obtaining flood insurance. The Elevation Certificate can be completed by a land surveyor authorized by law to certify elevation information when required for Zones A1-A30, AE, AH, A (with BFE), BE, V1-V30, V (with BFE), AR, AR/A, AR/AE, AR/A1-A30, AR/AH or AR/AO.

LAND SUBDIVISIONS
Depending on the controlling jurisdiction and the characteristics of the property there are several restrictions that affect the shape and size of subdivided lots or parcels. It is important for the landowner to contact the controlling jurisdiction for land subdivisions to determine feasibility prior to engaging a land surveyor.

LAND BOUNDARY CONSULTING
Real property changes hands many times and as a result there can be disputes as to where the boundary between parcels is located and may impact improvements and other investments. A dispassionate professional opinion may resolve the issue and document the results for all parties. Land boundary litigation can be very expensive and the adjudication uncertain.
