For
a survey of real property and the plat or map of
the survey to be acceptable to a title insurance
company for purposes of insuring title to said real
property free and clear of survey matters (except
those matters disclosed by the survey and indicated
on the plat or map) an ALTA Survey is required.
A
boundary survey is a survey of the record boundary
line location
for a parcel of property. The record of this location
is found in a deed
or title policy. The legal description contained
in these documents
provides the surveyor with necessary information
to locate and mark
the boundary lines.

acquisition surveys, as-built surveys, and FAA certification
letters (1A, 2C).
A
Certificate of Survey is a map of the boundary survey
performed (see above). The certificate typically
shows the locations of improvements made to the
property and their relation to the boundary line
location. The Certificate of Survey is a Minnesota
survey map.
A
certified survey map (CSM) is a minor subdivision
survey used in
Wisconsin to subdivide a large parcel into a 4 or
less smaller parcels.
To
remove a property from a flood plain or restrictive
flood zone, in order to avoid paying flood insurance,
a LOMA may be required.
Accurate
representation of an accident scene or forensic
site requires knowledge of the proper presentation
of the site data and how to best acquire the information
while preserving any evidence at the scene.
Major
Subdivisions creating more than four lots often
require extensive preliminary surveys, engineering,
wetland delineations, soil borings, title examination,
and government and community approvals.
Common
Interest Communities (CIC) plats can be perfomed
on existing or new structures to maximize ROI. Typically
an attorney, architect, and surveyor work together
to complete a CIC plat.
A
lot split or minor subdivision is a survey that
is required when a property owner wishes to subdivide
his parcel into two (typically) smaller parcels.
A
new home construction survey is typically a boundary
survey combined with a topographic survey in order
to determine the proper placement for a new structure.
